Listing Inspections

A listing inspection is a great way to eliminate unexpected last minute negotiations and price reductions.  There are no surprises when a home has been pre-inspected prior to an offer.  A good listing inspection can make both the seller and buyer more at ease because the condition of the property is common knowledge to both.  And a good listing inspection may help a home sell faster.  All property inspections by HPI are performed to exceed the CREIA Standards of Practice.  And all HPI inspections include numerous photographs, which aid in the understanding of the report. 

Buyer Inspections

A home is probably the most expensive investment a family or individual will ever make.    No home is perfect, but a good property inspection can assure the buyer that he or she understands the condition of the home before the purchase is finalized.  And as with Listing Inspections, the Buyer Inspection exceeds the CREIA Standards of Practice, which assures the client that a complete and thorough inspection is being performed.  And again, all HPI inspections include numerous photographs, which aid the client in understanding the report.   

Annual or Periodic Inspections

Again, real estate in the state of California is very expensive and protecting that investment is a great idea.  An annual, semi-annual, or five-year inspection of your property can reveal minor conditions that left unchecked, could end up being very costly over a period of time.  In addition, safety issues can be hazards to your family or your tenants.  We recommend having your property inspected every three to five years to keep expensive repairs in check, and to keep everyone safe.  Again, all HPI inspections include numerous photographs, which aid the client in understanding the report.   

What We Inspect During a Property Inspection

  Foundation/Crawlspace:  foundation, floor framing, ventilation, anchoring, wood separation, plumbing, electrical, insulation

  Exterior:  driveways, driveways near the house, surface grade, drainage, doors, windows, wall cladding, attached decks, patios, porches

  Roof:  coverings, drainage, flashings, penetrations, skylights

  Attic Areas:  framing, sheathing, ventilation, wiring, plumbing, insulation

  Plumbing:  water supply, drain/waste/vent piping, faucets and fixtures, gas piping, water heaters, functional flow and drainage

  Electrical:  service equipment, electrical panels, circuit wiring, switches, receptacles, permanent lighting fixtures

  Heating & Cooling:  heating equipment, central cooling equipment, energy source and connections, combustion air and exhaust vents, condensate drainage, ducting systems

  Fireplaces and Chimneys:  chimney exterior, spark arrestor, firebox, damper, hearth extension

  Interiors: walls, ceilings, floors, doors, windows, stairways, handrails, guardrails, permanent cabinets, cooktops, ovens, dishwashers, garbage disposals, range vents

  Additional Items:  any building, system, component, appliance, or improvement agreed upon between the client and the inspector

 Single Component or Specialty Inspections  

You’re out working in your garden and you notice a crack running the full height of your chimney where it intersects with the stucco wall.  Your not sure if that crack was there last year or even last month.  Is it a problem, or not?  Bob is a certified chimney inspector and he can tell you whether or not your cracked chimney is a concern or not.  We can also inspect any single element of your home, from foundations, to roofs, to sidings.  We are also trained swimming pool inspectors.  As with all our inspections, photographs are used to enhance the report.

Home Performance Inspections

This is our newest specialty and it is a service we are very excited about.  Are there areas of your home that are always cold in the winter, or areas you can feel a draft whenever it is cold outside?  Are certain rooms in your home unbearably hot in the summer?  Is your PG&E bill astronomical?  Do you have odors in your home, or moisture problems?  Are you uncertain as to the efficiency of your windows, insulation, or your energy usage?  We can help with all these situations by providing a home performance evaluation.
